Overview

A family are seeking an experienced and highly motivated Maintenance/Houseman to oversee the upkeep and functionality of a luxury ultra-high-net-worth (UHNW) property in Miami. Must have basic knowledge of construction and experience in electrical, HVAC, and plumbing repairs. This individual will be responsible for ensuring the seamless operation of the estate's facilities. The ideal candidate must have a minimum of 6 years of hands-on experience in property maintenance, preferably in luxury residences, hotels or similar high-end environments, and be bilingual in both English and Spanish-verbal and written. 

 

Responsibilities

Maintenance Oversight and Supervision: 

  • Manage and supervise daily maintenance activities, ensuring the property remains in pristine condition. 
  • Oversee contractors and vendors, ensuring all work is completed in a timely, efficient, and professional manner, and provide bilingual support (English and Spanish) as needed. 
  • Perform regular inspections of all systems (HVAC, plumbing, electrical, etc.) to identify potential issues and address them proactively. 
  • Coordinate with contractors and service providers for specialized maintenance needs. 
  • Respond promptly to urgent maintenance requests and emergencies. 
  • Work closely with the property management team to ensure all maintenance activities align with the overall goals of the estate. 

Administrative, Planning, Compliance, and Budgeting: 

  • Maintain a detailed inventory of tools, equipment, and supplies.
  • Develop and implement preventative maintenance programs to minimize property downtime and ensure systems are running optimally.
  • Manage budget expectations in securing quotes as directed with prior approval.
  • Ensure all maintenance activities comply with safety regulations and industry standards.
  • Track quotes, deposits and payments through Estate Space software.
  • Debriefs sent to the direct report daily. 

Requirements

  • Minimum of 6 years of experience in property maintenance, with a focus on luxury or high-end properties, preferred with a proven track record of maintaining high standards. 
  • Must be bilingual in English and Spanish (fluent written and spoken). 
  • Strong knowledge of systems, including HVAC, electrical, plumbing, carpentry and general repairs. 
  • Previous experience managing and coordinating vendor maintenance teams. 
  • Ability to work flexible hours, including weekends and after-hours if necessary. 
  • Must be computer literate, a plus if you have experience using estate softwares. 
  • Must live within 30/40 minutes of Coral Gables. 
  • Excellent problem-solving skills and the ability to prioritize tasks effectively. 
  • Strong communication skills, with the ability to interact with high-net-worth individuals, staff, and vendors in a professional manner. 
  • Strong attention to detail and organizational skills. 
  • A hands-on team player who’s ready to take initiative and tackle challenges head-on. No task is too big or too small. 

Salary and Benefits

  • $100K-$120K per annum, depending on experience
